Mangalore, a bustling coastal city in Karnataka, has witnessed a rapid expansion of its metro areas in recent years. However, this growth has come with its own set of challenges, particularly in terms of affordable housing. Despite the increasing demand for affordable housing, the city’s real estate market seems to favor luxury homes and premium apartments, pricing out many low-income families.

The lack of affordable housing options in Mangalore’s metro areas is due to a range of factors. First, there is a shortage of land in these areas, making it difficult for developers to build affordable housing projects. Secondly, the cost of construction materials has increased in recent years, driving up the cost of building affordable homes. Thirdly, the majority of developers prioritize premium homes and Apartments that fetch higher profits, leaving little room for affordable housing development.

This has posed a serious challenge for the city's low-income residents who are unable to secure affordable housing in Mangalore’s metro areas. As a result, many families have resorted to living in overcrowded and unsafe slums or forced to live in far-flung areas from the city’s hub. This has also led to an increase in urban migration and congestion, putting pressure on the already strained infrastructure.

The government has made several attempts to tackle this issue in recent years. In 2019, the Karnataka government launched the Affordable Housing in Partnership (AHP) scheme to provide affordable housing for low-income families in urban areas. However, the scheme has failed to make much of a dent in the affordable housing crisis in Mangalore’s metro areas.

Another approach the government is taking is to encourage private developers to build affordable housing. This year, the Mangalore City Corporation announced plans to offer incentives to developers to build affordable housing projects in the city. However, it remains to be seen whether private developers will be willing to prioritize affordable housing over premium projects.

In addition, the government must address the underlying issues contributing to high construction costs, such as creating favorable policies for construction materials imports, and streamlining the process of obtaining permits to build affordable housing.

The affordable housing crisis in Mangalore’s metro areas is a complex issue that requires a multi-faceted approach. The government, private sector, and civil society must work together to create a sustainable solution that ensures every resident, regardless of income, has access to safe, affordable housing. Only then can we build a thriving, equitable community.
